o Income must equal 3 times the monthly rent or higher. All residents above 18 years old are required to fill out an application for credit and criminal background check.
o Yes! We accept cosigners in credit or income cases. The cosigner’s income must equal 5 times the monthly rent or higher. The cosigner will also have a credit & background check.
o Our lease terms vary between 7-12 months. The leasing process will vary based on the lease term
o No security deposit is required. The credit approval fee is $300, $600, or $1000 based on credit. We also offer approval alternatives if we can’t approve you directly.
o We welcome your pets at Ascent Citrus Park! There is a 2-pet limit per household, and no weight restrictions. We have breed restrictions based on the AKA. There is a $350 nonrefundable fee for 1 pet, and a $600 nonrefundable fee for 2 pets. Pet rent is $20 per month, per pet. All pet owners must visit www.petscreening.com to verify eligibility.
o Yes! We require a minimum $100K liability insurance for all leaseholders.
o Electricity is paid directly to Tampa Electric; all residents must set up their account prior to moving in. Water & sewer are paid with your rent, 30 days in arrears. Cable & internet are paid with your rent to Spectrum, all residents must set up an account to receive their equipment.
o Spectrum. Ascent Citrus Park bills each home $79/month for internet fees. All residents must set up their accounts to receive equipment.
o There is no additional storage available for rent. There is storage available on each unit’s patio or balcony.
o Parking is plentiful at our community! Residents can park on a first-come, first-serve basis. We also have several reserved spots available for $35/month, and hope to add more soon. All parking at our community is surface-lot parking.
o We offer maintenance during business hours and emergency on-call maintenance 24 hours a day, 7 days a week.
o Rent is due on the 1st of the month, and there is a grace period until the 3rd.
o Late fees are assessed on the 4th of the month. The late fee is $100.
o You can pay by Check, Money order, or Cashier’s check. We also accept Flex pay and credit cards/bank accounts through Domuso.
o You will receive a copy by email after your lease is executed, or you can stop by the office for a paper copy.
o Roommate additions must be done through the leasing office. Each roommate is required to submit an application & pay the associated fees. For removals, we must requalify you financially and have each leaseholder sign a roommate release form.
o We currently do not offer furnished options, but we can refer you to Cort Furnishings for rentals through our partnership, at a special rate!
o All floor plans except the MORO have a washer and dryer in the unit. Ascent Citrus Park is proud to offer a laundry facility on site for all residents to use!
o If you lose your key, you can request a copy at a small fee or pay a $25 fee to change your locks. At this time, for your protection we do not offer emergency after-hours lockouts and you must contact a locksmith.
o Yes, we have a beautiful resort-style swimming pool
o We have a sparkling resort-style swimming pool, state-of-the-art fitness center, outdoor grilling & sitting areas, a private off-leash dog park, package lockers, a laundry room, and will have a playground soon!
o Yes, we are a gated community. The leasing office will provide you with the necessary information to access your home when your lease is signed!
